MHI VRF in Romanian residential first

ROMANIA: Mitsubishi Heavy Industries VRF systems with Airzone intelligent zoning control have been supplied to a prestigious apartment development in Bucharest. 

The development is the first residential complex in Romania to integrate large-scale VRF, intelligent room-by-room zoning, underfloor heating, and smart-home control, alongside a dedicated fresh air supply.

Located in the heart of Bucharest’s Floreasca district, the ambitious UP-site residential project by developer Atenor consists of two towers of 12 and 25 floors with 256 apartments. These also include premium facilities such as a spa, swimming pool, and landscaped green areas. It is targeting BREEAM Excellent and RoGBC Green Homes certifications.

The developer selected an integrated HVAC solution delivered by ATX HVAC, Mitsubishi Heavy Industries’ Romanian distributor. 

The system combines large-scale VRF technology with Airzone intelligent zoning control and native integration into each apartment’s smart-home ecosystem.

The total capacity of the MHI systems exceeds 1.2MW. Configured in a two-pipe solution with SCOP values above 4, the equipment provides both heating and cooling to each apartment via a ducted indoor unit. External static pressure is adjustable up to 200Pa and sound levels are just 22-28 dB(A).

To ensure uniform air distribution, Airzone plenums with motorised dampers enable fine-tuned airflow regulation in each room. Airzone thermostats combine the control of VRF air conditioning and underfloor heating into a single interface, removing the need for separate devices and providing residents with one point of control. Furthermore, the system is fully integrated into the project’s smart-home platform, enabling comfort scenarios to be managed via mobile application, both locally and remotely.

The technical solution is complemented by a dedicated fresh air supply, improving indoor air quality – a rare feature in residential projects in Romania.
